We thank you for giving us the opportunity to become your new home.

The application package information is available here for your convenience, and you may pick up a copy of all these documents in the office. If you use these documents, you will receive a copy of the package and park rules when you return the application to the office.

Please take a moment to read over the materials and feel free to ask questions. It is important to us that you understand your commitment to the Park and ours to You.
 
When you are ready to apply for Residency, please return all the documents as described in the Residency Application Checklist.
 
We will process the application as soon as the application is complete.

Our application process includes an informal interview where we can get to know each other a little bit. Please call for an appointment.

Policy Statement – Grounds for Rejection
 
Applicants: The criteria shown are our policy on applications. The final decision is made by the management upon examination of all the factors contained within an application: a personal interview with the applicant(s), a credit report, income verification, a criminal report, and personal references verified. We are an equal housing provider, and no decision is made based on any criteria which would violate any state or federal regulation on discrimination.
 
Applications shall be rejected on the following:
 
Applications: Incomplete application, and / or false information on the application.
 
Landlord Reference: Any one major complaint from a current or former landlord is sufficient ground to reject an application.
 
Court Records: The following are grounds for rejection:
 
One eviction case for non-payment or cause -- if the eviction was due to reasons other than cause or non-payment, it may be disregarded if explained in detail to the Park’s satisfaction, and confirmed by the owner of the property.
 
One case for property damage, disturbances, nuisance, foreclosure, or other cause.
 
Credit Reports: any one of the following is grounds for rejection:
 
Four or more 30 day delinquencies;
Three or more 60 day delinquencies;
Any combination of four 30 day or 60 day delinquencies;
One 90 day or greater delinquency, charge off, collection, skip or civil suit;
Any repossession, tax lien, or bankruptcy.
 
No Record: A “no record” on a credit report may be acceptable provided the applicant provides verifiable reference history (ie school, landlord, IRS 1040’s, W-2’s or by other means).
 
Arrest / Conviction Records: Any one arrest or conviction record shall be grounds for rejection of an application.
 
Drug Policy: Management has a “no tolerance policy” for drugs. If you are applying and have a drug arrest or conviction, we will reject your application. If you are a current Resident and are arrested for drugs, we will terminate you tenancy immediately.
 
Credit Reports are obtained from the agency listed below. All reports are obtained from TransUnion Rental Screening Solutions. You will receive an application directly from TransUnion My Smart Move for permission to share your information. If you wish to see, or dispute the contents of your credit files, please contact the agency directly. If you are rejected based on credit, you will receive a letter explaining your rights.
 
 
Merrymeeting River
Updated Building Standards Summary.
 
Merrymeeting River has adopted new Building Standards for all projects within the Park. We have established these Standards to ensure high quality and consistency in the community. They are available for pick up at the office.
Please contact us before any work is done outside, including paint.
 
 
Any proposed project within the Park may or may not be allowed, and the Park shall review any proposal using these Standards. Approval shall be based on surrounding structures, lot limitations, and other homes in the Park. The Park also takes into consideration the existing home, addition, porch, deck and shed, as well as existing and future utilities such as underground water lines, electric, cable tv and telephone lines, and septic systems.
 
As you look around the Park, you may see many residences that do not meet these Standards. We feel that is would be unfair to ask that sheds, additions, and other non-conforming structures be immediately brought up to these standards. The existing, non-conforming structures will be allowed in their present state as long as they are kept maintained. When they are beyond maintaining, and it is time to replace them, they shall be brought up to these standards.
 
The Park does reserve the right to make the final decision of what may or may not be allowed within the limitations of the Resident’s Lot and in the Park. In addition, the Park shall decide what constitutes the need for replacement versus maintenance.
 
What would be covered by these Standards?
Any exterior improvement done to one’s Home or Lot shall follow these Standards. The following list is an example of objects which these Standards include, but not necessarily be limited to:

  • Exterior Paint Color
  • Walkways
  • Shrubs & Plants, Window Boxes, Bird Houses and Bird Feeders
  • Windows
  • Siding
  • Shed
  • Garage
  • Stairs
  • Deck
  • Screen Porch
  • Addition
  • Pitched Roof
  • Replacement Roofing
  • New Home
  • Oil Tanks -- new and replacement
  • Propane Tanks
